Change old hot water tank to small boiler or immersion

Ground floor 1 bed flat with another property upstairs. Electric storage heaters, one in bedroom, one in living room. There is a hot water tank in a cupboard in the kitchen which backs onto the bathroom. Hoping to replace this with small boiler or immersion heater (not sure exactly what we need!) to free up storage space in the cupboard and reduce utility bills. Can this be done around the existing pipe work, without having to take out / change existing kitchen or bathroom? Is this possible or will it inevitably require some kitchen/bathroom work to change pipes etc?
