Extending an existing loft extension

Posted by adam Hussein, on
Hi all I’m hoping to get an idea on the possibility of extending an already extended loft in a house I might buy and whether it would be any cheaper given an extension of some sort is already there. It is a detached house and the loft was done in 2012. In the loft there are 2 small bedrooms (one en-suite). At the front elevation there are velux windows and the rear has two small dormers approx 1.5m each (side by side & very close), one dormer houses the stair well, the other the en-suite. The stairs into the loft are done quite well but the 2 rooms are small. There is also a velux on the outside of each of these dormers at the rear. About 50% of the total width of the roof has been used with 25% either side of these dormers unused. The dormers also do not go as heigh at the ridge of the roof affecting total headspace inside My question is: - if I was to increase the width and height of these dormers to make the most of the lofts potential, and maybe add a small dormer or 2 to the front elevation subject to planning, would this be any cheaper than doing a full loft conversion from scratch? i.e does the existing loft have any value to me as a potential buyer? The property is in Cardiff btw
