There are many factors that will affect the cost, location is one of the main ones. Most 'Home Improvement' publications give regional costs per square metre. Just for the build to up to a plastered finish (not including finishings such as kitchen units/sanitary fittings/floors/decs) Expect to pay between 1200 and 1500 per m2 for a traditional build in an accessible location.

15K?? when you take off the VAT thats £625 per square metre!!!!!!! to the client. Given a profit margin of 20% that means build costs circa £520/m2............................................................................................... I don't want you to underestimate the costs and end up going massively over budget so I have copied the following extract from a website of a well known TV House Building/Renovation Programme. "Channel 4 spoke to The National Self Build and Renovation Centre in order to outline the typical house extension costs under four different approaches, assuming that there are no major problems to tackle and that the build is of a good specification and standard. If you plan to buy most of the raw materials and undertake much of the work yourself, Channel 4 estimates that a single storey (20 metre square) extension will cost £15,900 (or £795 per square metre) whilst a two storey (40 metre square) extension will cost £28,040 or (£701 per square metre). However, if you plan to employ professionals to carry out the work and not involve yourself at all, the costs will rise accordingly. Channel 4 estimates that by hiring a company to complete the build, a single storey (20 metre square) extension will cost £28,960 (or £1,448 per metre square) whilst a two storey (40 metre square) extension will cost £48,280 (or £1,207 per metre square). If you plan to manage some of the project yourself, you will find that extension prices will fall somewhere between these two examples. A house extension can add up to 25 per cent to the value of your home. However, it is vital that you budget carefully for the work and don’t overspend" Please note that the above will not include 'Kitchen units or sanitary fittings', Hope this helps and good luck.
